We represented ComCap Partners and The Works, Inc., in the redevelopment of a closed former Memphis City high school, Northside High School. This transaction was complex, requiring a Payment in Lieu of Taxes (PILOT) lease, New Market Tax Credits, substantial private philanthropy and a complicated condominium structure. The total cost of the redevelopment project is in excess of $75,000,000.
This development will provide vocational education, health care services, literacy advocacy resources, workforce development offerings, fitness opportunities and performing and visual arts programming. The project aims to remediate the negative economic impacts caused by Northside’s closure, redevelop the property, and jumpstart the economic revitalization of the Memphis neighborhood.
